You can do a cash out refi with a business purpose loan to get around that - as little as no seasoning if you've completed rehab to support the appraised value vs. purchase price.

No need to get all crazy on it.Essentially tracking these kinds of things in a STR are not like you would in another business.

This LLC is selling large amount of their portfolio, so my question is...if they have litigations, are they allowed to sell and what issue we can run into if we were to move forward with this seller? 

I would allow access and I wouldn't do an upcharge for the use.

We own the property outright, so there is no work needed to acquire the land and Airbnbs are allowed.

Double closing allows you to be more discrete, but I have found it to be a bit trickier because of the funding issue Lydia mentioned.
