[/b]Ultimately success in RE investing is about dealing with people while keeping a very close eye on the numbers.

I feel lucky I survived the last couple of weeks.

Alot of what this is about is not a safeguard for consumers as claimed, in my opinion, but a way to make it very hard for the small mortgage broker to survive.

The tenant, ultimately, is responsible for their guests actions/inactions, so advise them accordingly: they need to shape up, or ship out.

But, I have no problem with earning a more modest income to survive on, like $50,000 or so.

It is a good idea and everyone takes their hand at doing it but only the hungry ones survive to make a lot of money.

I don't mind taking somewhat of a hit on one or two houses that I may own for a few years if they will ultimately pull out of the downturn.Comparing the RE market to the stock market, what goes down must come up.

And, if I don't inform the lender about the option, that sounds like loan fraud.A sandwich lease option is sort of the ultimate in discomfort for me.But, I prefer a low risk path.
