Even if my equity has barely increased from the initial %25 down?

Even though the house passed for conventional financing, it was barely liveable, extremely outdated, and needed to be brought back to life.

For example, I didn't know that $20,000 was paid to wholesaler after I learned so much from BiggerPockets.At the end of the day, as a BRRR deal, it barely cashflows.

I don't know how much repairs is needed in your deal but anything under 100k I require at a bare minimum 40k spread.

People in the smaller units tend to be interested in the location and barely ever complain. 

Yes, I was accredited (barely) when I first invested, but many are not. 

I don't know the projected operating expenses or potential appreciation, but it doesn't look like a screaming deal on the bare surface.

The 'builder/buyer' had a crew empty the inside, (Five 30yd dumpsters) nothing left but bare walls, did some floor repairs, some electric, soffet and facia work, etc.

But, that being said, I am looking to keep costs at a bare minimum until I have a system in place that deals are funneling in and I can justify multiple recurring monthly expenses, as even small "membership" fees to many services will add up so quickly as to put me out of the game before I even get a chance to "play".  

While she can drive, she can barely walk and can't make reasonable decisions regarding anything more complicated than making food to eat.
