The 2-4 suffers from Comps that may not really be comps at all - - the appraiser doesn't go inside and compare feature-to-feature, but only the public data.When you get to MFUs 5+, the appraisal goes entirely as you were expecting - - the GSI & NOI the property generates.Additionally, a refi of a rental is typically below expectations and coerced to a lenders arbitrary LTV.
