I'm curious about the real estate market evolution of the property management industry.

At Portland's average rent it would take about two years to collect enough extra rent to cover the fee.The felon thing is dumb too.

Long time lurker, first time poster.I have a business that leases warehouse/office space and I'm looking to buy/build instead.I have met with a couple of commercial RE agents and they did not inspire a lot of trust in me (did not seem aggressive enough or knowledgeable enough).Looking for a recommendation for a realtor who specializes in industrial RE in PDX.

Yet in the Landlord Business (our Industry) people don’t view it as a business.

I'm not in the real estate industry, but I do work in the investment industry and have 10+ years of experience in investment valuation. 

I am looking to get a team together to start investing this year.I am a mechanical engineer working as a sales engineer in the Commercial HVAC industry for the sate of Indiana.  

All of our (me + wife) stuff is nice and we have above average rents.

After Rent - PITI + PM, I still make on average about $200 per month on each property which is $2,400 per year surplus, my rents on average are $1,200, so 10% repairs and 10% vacancy, that's $2,880, so probably no rude awakening. 

We ended up averaging the water bills over the the 8 months of the year where the sprinkler system wasn’t on.
