Also remember if you advertise that you are rehabbing a home with signs in the front yard you are advertising this to thieves,  code officials,  and teen trouble makers as well.  

I am in the process of buying 2 properties from auction.com and was able to get the code and look inside before bidding (I'm also an agent, so I was able to "show myself" the property)

Normally you as the new buyer are obligated to honor any existing leases or option agreements.
