Once you tear stuff up and tell the tenants they only have to experience arise week of discomfort, you're on the hook if the carpenter gets the fu for a week, unexpected conditions arise, material gets backordered, etc.The most I'd do is things that can be started and finished in a day (windows, granite countertops, replacing light fixtures).

We also try and come down for turnovers, as even if we just do the little things, like window screen repair, changing out a light fixture, batteries in smoke alarms, update landscaping and mulch, etc., it saves us a ton, we get to inspect our properties and "check in" with them so we are familiar once again, and see things tenants and managers never catch, like rotting trim or deck boards, most recently a small active roof leak, that usually won't get noticed until it becomes a major issue.

look it up on loopnet in maryvilleThis property defines "deferred maintenance" and needs every bathroom, fixture, cabinet, door, window, floor, appliance, septic systems, supply plumbing,(currently galvanized) hvac systems,water heaters etc replaced, plus all the cosmetics.rehab would easily be over $200k , but the 50 year old septic systems might last a little longer!
