Layout Question for a BRRRR full rehab
I've been looking at several row homes lately where the living room leads to a 12x13 dining room which leads to a small 8x8 or so kitchen. These houses have all needed nearly a full rehab. That being said, would the properties be more valuable if I left the first floor in the same layout and add a half bath to the dining room, or would it make more sense to move the kitchen cabinets and appliances into the dining room since there'd still be room for a table and make a laundry room and half bath out of the kitchen area? Originally the laundry fixtures are located in the basement.

Without seeing the plans/ possible issues, the second option sounds like a great idea. In addition, you should remove partition & open up the new kitchen area to living room. This should leave some space for dining table in the new open floor plan.
