If you are 20-40 years of age and plan on continuing on working at your current job for the next 5 years, I would suggest you take out a loan from your 401K or retirement that plan to be used as a down payment on your next property.

For the reasons you list above, the tenant is not sure they will continue to need the property and would not sign a long-term lease makes it risky for everyone involved.But it doesn't hurt to try.

HELOC is a good option for lower closing costs, though rates are probably higher than a mortgage and may continue rising.
