If you are 20-40 years of age and plan on continuing on working at your current job for the next 5 years, I would suggest you take out a loan from your 401K or retirement that plan to be used as a down payment on your next property.

For the reasons you list above, the tenant is not sure they will continue to need the property and would not sign a long-term lease makes it risky for everyone involved.But it doesn't hurt to try.

HELOC is a good option for lower closing costs, though rates are probably higher than a mortgage and may continue rising.

Welcome to BP, Danielle.I used to live in Vegas as well, and continue to invest there, although I’m used to a different segment of the market.

Prices are continually rising just about everywhere.

We are looking to learn as much as possible in the coming months as we continue to search for deals, and I am very excited to be a part of the BP community!
