PS Where should i get my marketing materials created and/or mailed besides GoBig Printing?

Networking like crazy landed me some leads but nothing materialized for another 4 months.

A lot of the material posted deals with rehabs and cashout-refi of x% of ARV.  

Any other book recommendations that have more detailed advice and instructional material in investing and landlording?

The worst I saw at a meeting was a couple who was trying to get their roof replaced, but the only approved materials were above the price range they could afford at the moment, and their roof was leaking badly, and was past the point of them being able to get it patched.

If they want to tackle a yard project, I'll pay for the materials while they do the work.  

In doing comps i priced the house out at ~200,000 AFTER renovations and budgeted 60,000 for materials(doing the work myself).

You have to get amazing deals in order to make up for the cost of a contractor which is easily 3x the cost of materials.

If you can;t be the general on any rehab, my advice is not to rehab.I can sit at a desk and "estimate" to get true costs you need to know what the plan is and know what material and labor costs will be.
