What are the best ways to leverage myself to get the next property and grow my portfolio (i have some options but not sure which is best)? 

Most lenders I spoke with said HELOCS are not an option since there is still a lien on the property.  

There may be cheaper options than 8%.

Builder is pricing the overall build at 550$/sqft for a design option for a 2bed/1bath, two story.

Wanting to get started in real estate in that area and I’m thinking that my best option is either fix and flip or BRRR.

I'm currently exploring options for speeding up the process of securing business funding and building corporate credit.

Presumably, equity will increase, and if all the experts are right, rates will go down leaving you with an exit option of selling or refinancing.

I currently invest in PA with plans to venture off in in New Jersey also.You have an option of hiring a property management company or self-managing if you decide to invest out of state.
