I really should get that house built and/or pay off the first duplex before adding to my portfolio, but it's so hard to pass up a good deal.My goal is to make enough from my rental income to be able to retire from teaching.

Those anyone run there own comps and wouldn't mind teaching me how to?

If you wouldn't tell me I'd assume you were just full of crap and didn't have anything to sell.I'm not sure what your Mentor is teaching you, but it sounds a bit suspect to me. 

Here is how I would approach it (and how I teach it):1 - Find your Market and what works best in that market (i.e...flipping, holding, wholesaling, lease options, etc...)2-  If nothing works in your market, then find a market that does.  

-Read the BP guideshttp://www.biggerpockets.com/real-estate-investingand @Brandon Turner and @J Scott 's books ($60 or so)There is NOTHING they will teach you that you can't learn yourself.Hope that helps and I wish you great success:)
