The new kid from Central Texas
Hey all!!! My names Ben and I am a true blue newbie!! Starting in the Fort Hood, TX area, and will be moving to Oregon. I have read a lot about REI and I'm starting with wholesaling due to the fact that..well no money , no credit. Eventually, as my venture grows, I will want to get into serious cash flow business: rentals, rehabs. Don't mind me, I will be lurking around. Ill hi from time to time. Any tips are more than welcome a and appriciated!!!

The very first activity I teach at landacademy "dot" org is this:
Go straight to craigslist and key word search "acres." Find some rural property that is priced pretty cheap. In west Texas you should find several 40 acre properties priced below $10K or $20K. Make offers on everything you find by responding similar to this:
"Hey, seller. I'm interested in buying your property posted in Craigslist for $2K, cash. I realize this is kind of far off from your asking price. If you are simply interested in getting rid of it, I can close pretty quickly. Otherwise, please keep my name and email address and in the event you still own the dirt in a few months, drop me a note. I'm sure we can work something out."
The more offers you make all over the county, the more you will buy. I can't count the number of properties I have purchased this way. When you get one, post it on Landwatch and on eBay for about $8,700 to $9,700 cash or $19,900 with $1K down and $197 per month. We sell property this way every week.
It should take you less than 45 days to complete your first deal.
Barrow the money or put it on your credit card or call me. I do deals with new guys like you all the time.
Also post something like this on Craigslist in the "wanted section": Cash for rural acres. Fast Close. We make offers on every inquiry.
Same here, I've bought whole sections of land (640 acres) this way. I paid $10K for one, subdivided it into 40 acre properties, and its been cash flowing for years!!!!
