I would also advise using a lender and to make sure you don't skip the home inspection.

Skip the refinance part if you want cash flow.

I'm interested in the skip tracing though, and not sure how much that costs from other vendors.I chose investor carrot before BP came out with this service, in large part because I looked around and all of the first page results of home buyers in my area were all using it.

So i guess i just have to decide if the 50% premium is worth skipping the 3-month inspections.

Avoid wholesalers, skip tracers and all of their scams and BS!

Something like 80% of all people who get their licenses quit within the first two years and most hardly ever make any money if they are part timing it, so if your plan is to get a license and sell a house or two to cover bills, I would suggest skipping getting a license.
