Is cold calling an effective way to generate wholesale leads

Im looking to start wholesaling properties as a way to get my foot in the door of real estate investing. I plan to use cold calling as a way to generate leads and want to know if there are any seasoned investors that actually use that method and had success with it.

Yes it works and you can get deals  but it’s a lot of work and you will get a lot of people looking for retail. You will also get people who are not happy you called them since they are not necessarily motivated and did not reach out to you. The best leads and the best deals come from inbound marketing. Motivated sellers reaching out to you through online and offline channels. Get a good website up and running so people can research you and know you are legit.
