I bought a 7 house portfolio from a private seller.

I am in a similar situation where I am looking for someone or group in the DFW area who I can work with and learn how to buy houses using seller financing, sub-to etc. 

That should fall on the seller either way.

the reality is BANKS left the fix and flip market after the GFC.. very few will do them unless your a premier client of theirs with a  long track record and they are doing them as a service to you. 

I have found very little deals thru an actual wholesalerRe read what @Thomas S. wrote If you don't take the time to educate yourself, create your own business plan,and know the metrics of buying selling rehabbing wholesaling,marketing ,etc you will just be throwing money away like the hundreds of newbies flocking into the business 

Provided your Sub2 purchase closing is done complete with all the necessary paperwork (e.g. limited power-of-attorney between the sellers and you), refinancing should be no different than a normal refinance.Sub2 can be heaven or hell, depending on the quality of your closing paperwork.

Lied in the seller disclosure as well.The guy is a realtor , broker and has a couple business.

What kind of deed did you get from the sellers AND ALSO what does your sales contract state?

I'm now in the market for an income property or two!

I like SFHs because in some of my markets they have a huge potential for upside and appreciation.
