@Jenna Gainey the disingenuous part is not being transparent with the seller about your motives in the transaction.  

Is anyone in WV familiar with the laws of paying a third party a finders fee for finding me a property?

This job has given me lots of professional experience and growth in the property management field, however it is not giving me the experience I feel will take me to my goals for REI. 

In my experience, litigation is rarely worth pursuing and generally the attorneys make more money than the prevailing party.

I have a friend that is a very professional and hard working.

Professionals drill (two feet or the longest masonry bit available) into the hole every 24 inches around the exterior and interior (if the basement is not finished) perimeter of the building and spray the chemical into the hole.After you have sprayed the chemical in the hole patch the hole with cement so the rain doesn't flush the chemical out.

It is also great that your wife is into real estate investing.Y'all ought to form some sort of corporation or an LLC after you get some professional help from a CPA and\or an Attorney.
