I always assumed if you could get through the paperwork, you would be getting a deal because the alternative in some cases may be foreclosure which would be more costly to the banks.

So I would start with how you like maybe being a landlord (rather than a dollar sign target) something you have an interest in, be it painting units or working the phone with potential renters or handling the paperwork and working with contractors.
