Imputed rates are not hard to overcome, market rate interest for the type of loan made, but the terms of the deal can be modified. you can also defer interest to a future dat and then sell short, maybe market values dropped to justify the deal.

This is basically private money lending.Your idea seems like this would work but the challenge you are likely to have is that most note buyers are going to want to see some seasoning unless you have a personal relationship with them.Those objections might be overcome by creating a 5 year note and selling just the first two years WITH an option for the lender to buy the three remaining years at the back end.

I recently got my real estate licence and became a realtor because I thought that was going to be easier to do my first deal when I had access to the MLS but now I realized that my big obstacle is doubt and indecision and I have to overcome that.
