I am looking for 2 things: 1) Something like the Deal Desk Analyzer2) Direction regarding obtaining loans that are not conventional; higher interest, 100% financing, 12 month contract.Any help is these areas would be greatly appreciated. 

In any case I would, personally, not obtain a formal appraisal as my method for evaluating the deal.

Does anybody have any experience with obtaining a CMBS type loan for hotels?  

I'm currently talking with hard money and private money lenders about obtaining short term financing that would allow me to buy the property and re-sell it to an end buyer.

If you can hope to obtain a 3% response rate and 10% of those will result in a deal you need to send out 333 letters for 1 deal - and starting out you probably will not hit those numbers.  

Some of these loans are attainable the same way a traditional mortgage is obtained and can require a little less in downpayment.  

But not for the bank.However, in some cases, you might come across a property that has condition or permit violation issues that would prevent the average buyer from obtaining a mortgage.

Good pay in the real estate field is obtained when one rises to investment decision making positions (for which one needs significant education, experience and talent), or on a commission basis by being a top "producer".  

I often think that I would pay more for a property that could be obtained easily (no hunting, no marketing, no time).

This does, however, delay the time in which you can obtain a judgment to evict from 5 days to 10 days."
