@Stephen Waldroup you will find yourself passing on a lot of deals in order to meet investing criteria when using the BRRRR strategy.  

Find and attend a local Biggerpockets meet up, find real estate investor clubs, talk to realtors who specialize in investment real estate, etc.

I was wondering if there are people from Columbia or Lexington, SC who hold regular local meetings so I can get to meet people who can help educate me.

If it’s a good investment you will find interested people at local REI meetings, or perhaps a friend that has an interest and is willing to do a JV under terms you set?
