I look at places in that range but the condo fees literally kill the profit that you can make on rentals.

I have told myself so many times that I would only invest locally in Bay Area, but looking at all these crappy MFH in C/D locations with non-paying tenants going for millions, I start to think one day these will go for 1/2 of today's price, which would turn into a good investment at that point...I literally watch my friend buy at 23 unit for $700K in 2014, never made a penny in terms of cash flow even at 100% occupancy because of tenant base, sold for $1.16M, now on the market at $1.7M by the new owner who bought from my friend 4 months ago..
