Listing agent thought $25k could get it livable (4000 sf 4 unit that needed new roof all new Hvac systems and new kitchens and baths as whoever owned it removed everything)I offered $50k and listing agent said it would be laughed at - I said fine but it's been on market for a year for a reason.

I stage the living room, kitchen table & chairs, MBR with a made up air mattress over boxes (only did the MBR a couple of times).

If you like doing the first one, then tackle another one that is a little more involved, like redoing a kitchen and bathrooms.

I also put brand new kitchens with granite, tile floors, doors and paint.

Another consideration might be type of tenants.In the 80's a low-income MH I managed burned down from a kitchen fire.

The terms of my purchase contract stipulate that I am allowed access and permission to repaint the interior, as well as install a tile backsplash in the kitchen prior to close. 

Plan is to put in new kitchen, replace the two full baths, add hardwood floors/crown moulding throughout plus a skylight or two.Any recommendations would be appreciated.Thank you in advance BPers!
