I stage the living room, kitchen table & chairs, MBR with a made up air mattress over boxes (only did the MBR a couple of times). Not always, mostly the sfh's. I have some nice small style (light weight) used furniture that I bought off craigslist dirt cheap. I offer the furniture for sale, some have bought pieces...at double my cost.

It's nice to have a comfortable place to sit & a kitchen table to have applications out on when showing or waiting for showings. I just sold my kitchen set, so I'll have to keep an eye out for another. My wife picks up cheap decorator items at The Christmas Tree Shop for nick-nacks.

To me it seems a little more professional having a staged property over an empty place that a competitor would be showing, it's more inviting, homey, etc.

It's a little more effort, but when the tenant pool is shallow for the good ones, I'll do all I can do to get the best.
