@James Wise - fair point but as the market advances, their 8% - 10% plus aggressive placement fees, renewal fees, vacancy fees, the list goes on will have to come down or the likes of Hemlane.com and Buildium will begin to expand their service offering and make the "on the ground people" obsolete just like roofstock is doing to zillow and redfin or internet banking did to banks.

Everything that you asked above.And sometimes it makes more sense to build than to buy, so we also have a 3-Day Developer's Academy that focuses on ground up and conversions too.So part of this may be a shameless plug (of course hopefully within the guidelines of BP) but also to preempt and let you know that there is a wealth of information available - a lot here can be procured on BP, and reaching out to folks like Mike Wagner, or on the internet like Inside Self Storage Investors, both the national & your state Self Storage Association, and folks like myself too - you tube videos, podcast, etc.So you'll not be in lack of information, but be sure that you're best able to simplify it, categorize it, & then action upon it.
