I have taken to going over and seeing them for 15-20 minutes, together with a small house warming gift ($20 budget, orchids from Costco are a favorite, as are gift certificates for bookstores and movie tickets).

The intent is great... but after a few months, the tenant (jobless or between jobs, who was REQUIRED by law (because they have 'income' from a "short-term rental assistance" gift source) to become a tenant) will be in default.

The freaking out tenant and whatever happened can be resolved after I get my shut-eye.And the only housewarming gift I strongly suggest you give your tenants, is a new toilet plunger you leave by the toilets.

I often wonder if it's worth it to have exceptional customer service / rewards for tenants, or if you'll get stepped on.Example: Anyone who pays rent on time for an entire year and renews the lease is gifted a $100 walmart giftcard (I wouldn't advertise that though, just a ''surprise'' reward)

And I should manage it as MY money, not a freebie, not a gift, but something that is mine.They want to use a HML on an asset they want to fix and keep, and hope to refi...but with a HML for at least 6 months, and no experience of fix/rehab they likely will not come out ok, but hear it as a way to get in the game.They want to enter into a wholesale contract with no money to perform, another using other people's money thing.They want to manage a syndication, because they did real good in the real estate boom and now are real estate geniuses, kind of like selling ice cream in the Summer.
