As someone previously mentioned I am a buy adn hold multi family investor.Actually my favorite properties are the small 2 families or the Mother/Daughters that give yo uthe single family feel on 1st fl and then you have a small apt. above.I invest in Union county but am not opposed to other placaes.kind regards,Chris

The trick is in what you mentioned at the end of your post - making it your career.The difference between you and someone who's out to buy something as a sidejob/hobby/potential investment is the hunger and focus.I got my first deal (3 unit "package" in the same block, all from a single seller/realtor so hugely reduced purchase costs on top of the unusually high yield) after "sitting" on several realtors for several weeks, badgering them with daily calls and requests for account numbers to deposit into immediately, as soon as an attractive deal comes up.

2001 Ford F-150 205,000 never had a vehicle payment and only ever had 2 vehicles.I do have a couple motorcycles but those are more hobby than anything' 77 GS750 I'm in the process of putting back together paid $200 for (it was pretty rough haha), and a '79 GS850 that I learned to ride on.

Appreciate the shoutout @Abel Curiel I would become familiar with the acquisition process and learn about the monthly expenses in your target markets - utilities, property taxes, maintenance, etc.House-hacking is a solid strategy and it's my favorite strategy for getting into the game.
