Hello,Interested in advice preferred method to conduct title search and obtain O&E report.Is there a title company you prefer to use, or do you complete the due diligence yourself downtown?

I have a great flooring and carpentry contractor that i often help and have stole quite a bit of his trade.

All kidding aside; I think I have not seen any multiplex property in Stockton that had been rehabbed this N*I*C*E*!

However, I completely understand if you don't want to share any of your trade "secrets".  

This may be where the problem lies, no matter how close I am with my old friends if they're not interested in R/E then they're just not.

It all looks like luck to an outsider, but it take a lot of preparation to be ready to execute when the opportunity arises. 

There are some "e-REIT" structures in the industry that seem to be pretty popular of late.
