@Steve Vaughan- I'm not so comfortable at this stage to have my money tied up and not be able to keep a close eye on it at the moment.  

Only once have I gone after old tenants and that was for a bill in excess of $15,000.

I believe the house is in some stage of foreclosure, although I'm not sure how far along, plus I figured if anyone here markets to foreclosures/vacants you may have a good way of finding owners!

I would stage the bedrooms before I did anything else.
