When dealing with agents whom I don't know and/or aren't aware of the Seller's motivation, I always take the time to write a contract and deliver it with a note highlighting the benefits of my offer.On the other hand, when representing a residential Seller I instruct all parties submitting offers to use a contract. .

The listing agent will usually have instructions available and may be willing to refer you to someone who can help you with the contract.If it's not listed with a real estate professional, you should contact the attorney handling the probate sale to see if they have special requirements regarding contract forms etc.There is no hard and fast rule that the PPA-CA must be used.
