Wholesaler Diary: Taking Action in Memp

I just want to share with you guys my process as a new wholesaler in Memphis. This morning I got my first two people on my cash buyers list and I feel like I've just climbed Mount Everest!

My wife yesterday just had to deal with some awful stuff in her office at work. And, more than ever, I feel like I have to make this work.

I bought an old Chris Chico program and it's pretty good, except that it's outdated and has primarily things that I basically knew already. Also, it has giant gaps. Still it's nice to have a blueprint.

I followed his advice to download a list of cash buyers and used his instructions to process the list. I used click2mail, even though Chris’s instructions were way outdated and didn't work anymore. I changed a lot of Chris’s text because I thought it was quite silly. Maybe I was wrong to do that, but it's my brand that's going out and I need to live with it

So far my response rate has been quite dismal. Still, my first call was really reassuring. The guy was really humble and kind. He has bought a few houses and is looking to buy some more. He was as specific as he could be about what he wants. None of my fears came true, like being called out for being a newbie and not knowing anything. I'm really excited to try to find him a deal

The other call was not quite as I expected. It seems like she's a high-flying broker, and the conversation didn't follow my script at all. In fact I didn't even get her email address! But she sounds like a great person to know.

The other call I got was actually one of those calls where the message sounds like it's coming from someone's pocket. Somehow she got my number but didn't realize she dialled. I called her back, but no answer.

So, I basically have like one and a half buyers on my list. To some this may sound pretty sad, but to me it feels great because I know that I took action and it actually worked. I'm one step closer to my goal.

To get that one and a half buyers took me a lot of fiddling and hours and hours of work. But now I know how to do it and it will be easier from now on.

There was a ton of fear about it that I had to work through. I often felt like I was doing something ridiculous, like I should just stop being a dreamer. I know I’ll get that feeling again, but I'm gonna to just put one foot in front of the other.

If you want to be the second or third person on my list, you're welcome to contact me. I'm hoping that there is somebody out there who's really experienced that feels like they have the time and the energy to give me some advice as well as be one of my buyers.


I hope my posts can provide a little perspective to other people starting out.
