It’s not as easy as the tv shows make it look!

For the smell, buy an ozone machine off amazon (have the unit empty while it is running-same with upstairs if the airflow is connected).

I find that selling owner user commercial property with 20% down and owner financing the balance is quite easy and usually results in at least a few quick offers.  

If you have the time, knowledge and connections, being your own GC can save you $.

The catch is that deals take years so it's easy to make excuses that people accept.
