This may seem like a dumb question to some of you but here is the question:I'm retired auto worker I would like to get into a commercial property,I managed rental propertys I owned before I retired.I want to purchase with a financeing partner mainly because I don't belive I can go conventinal and wouldn't have the downpayment.If I were able to by creatively that would be good but the property's I'm looking at are listed with an agent and average $600,000/$2,500,000.This is my point is it possible to pull this off with very little out of pocket.I don't know how hard money would work.Thanks in advance and have a great wk!!

You input all the work and measurements, it auto generates (1) material order list (2) material costs (3)labor estimate of time and labor needs, and a good program does all this in a usable format, to say it gives a material list you can e-mail right over to the supply house and you KNOW you have all needed items, without going over and over a "by hand" list.

Really like the broadbased economy (auto, state government, universities, healthcare).I visited some neighborhoods with a wholesaler and there's obviously a range there.I'm interested in areas that have strong cashflow but have some potential for appreciation, in the $80-110k range.
