If the property is worth owning, don't make the current owner deliver it empty.... you might lose the chance to buy it! 

Mail delivers typically cover very large areas - what happened to all the other blocks - they couldn't get mail for 2 months as well?

I have searched high and low for services (Doorstead, Craigslist) but it seems no one is offering that level of service, or if they do I don't trust they can deliver considering my specific needs (experience with potential section 8 type community) in an increasingly gentrifying part of town. 

If you are good at the process and are delivering deals I would not personally be ok with 10%.

we are in Columbus Ohio and build a 4 bed, 3 bath, 2 car garage in 1730 sq ft. it's a hybrid build to rent and spec home. meant to be delivered at $380,000. all in $287k with land and taps.

Demand the unit be delivered empty and broom clean at close.

I was 5th place on a HUD property once and it ended up falling to me because you had to physically deliver a money order to an agent they designated an hour away within a certain time of them saying "go". 

I like to take two weeks to get a new property up and running, but I'm sure it could be done in a week or less if you're willing to spend the necessary $ to get furniture delivered quickly, not take the time to shop much for deals, etc.  

They research title, which takes one or two months, and check all notices delivered as part of the sale.
