If you haven't checked smoke detectors this year, now would be a good time to do so (for all units) and see if you notice signs of another person residing in the space.

You could do the shutters a black or dark grey and the door a blue or red.

And than a tenant that self painted the unit and moved out after just one year, nothing says not rentalable like dark gray walls which look like a two year old painted.  

Sometimes it is difficult to know where to draw the line-- for me the following situations are not ok:any conditions that would allow a tenant to escrow rent,  must be fixed immediately. any evidence of a hoarding risk, Any evidence of hard drug use or any drug sales, Filth to a degree that would attract vermin or pests, Smoking in a renovated unit, evidence of destruction by tenants or pets (holes in doors, urine/stains on carpet, cigarette burns)Outside conditions that are unsafe or that vary from the norm for the neigborhood.

You got smoked...My old guy installed a new in-frame interior door trimmed & painted, charged me $50.

But, "everything is fine, economy is UP" is a smoke and mirrors game.

App connected lights, locks, garage door, multiple cameras, smoke and fire sensors, etc.

I only want to invest in places I believe in and that place is dark.
