Watch out for crooked contractors, they can be terrific up to a point, (when you meet them) and then flip to totally bad and turn into crooks (even with the best recommendations) You need to have a healthy degree of suspicion at all times and protect yourself.

Unless your house is near a college and your buyer will be an investor looking for maximum cash flow per room rented - 4 bedrooms in a 1,200sf house with 1 bath isn't very likely going to be super functional for most buyers.

We've always used standard screening criteria and processed applications in the order received, but as @Patrick M. says above, it's the wait time forcing the wheels to turn slower that are killing us, and it's equally unfair to renters. 72 hours for additional information (like adding a co-signer/guarantor if we discover someone has no credit - like a college student), and 48 hours for them to accept an approval.
