@Amy Hatcher in addition to what you said, instead of a buffer, I found a carpet cleaner with suction works really well.

On one extreme, there are guys like me that clean, paint, fix, re-carpet to make the unit in move in condition.

New paint, carpet, flooring, a few electrical updates, and a new garage door.

Behind all this is the fact that I recently discovered that their cat used the carpeted stairs as a scratching post.

The biggest projects were recessing a medicine cabinet, replacing old transformers under cabinet lights, replacing the old carpet in bedrooms with French Oak planks, replaced dated light fixtures in every room, and making the entire home automated and smart (Alexa enabled climate control, blinds, lights, TV, etc.)

Sure spray painting the walls is annoying but some paint and new carpet will fix that with either sealing or replacing the subfloor.
