Paying a Contr to do everything sucks up a lot of $$...Personally I would buy the worst house in a run-down area of a nice city that is getting ready to gentrify.

eg if you buy cheap flooring at Home Depot yourself, and have a handyman put it in, it will be less than if you have a GC do everything.do you have a network?

I want to know if I buy a four plex under an FHA, claiming that one of the units will be my primary residence, can I move somebody into the unit I claim as my residence and collect rent from them without issue?
