If you're buying a house for 50k and rehab is 50k, you will only be able to get a loan for 80k as a beginner and then have to come up with 20k in cash to bring to the table.

Thanks, Jack in middle TNPersonally, i dislike one or two family homes as investment properties, unless you're looking to flip them.I would concentrate on four units and up and as a beginner, look for properties with solid rental income.
