I have narrowed down to 2 potential houses but they've got some work to do:  roof, kitchen, bathroom, electrical.Ideally i'm looking for a general contractor who can view the properties with me and provide an estimate for the repairs needed.  

I would rather have a claim to the property, rather than just the structure.

I realize you want lots of cash now but there may be a more profitable way to structure this deal if it's done right and get rid of your headaches.

He works with MH dealers.There is an attorney that feels he has a corporate structure that is involved in with other entities to facilitate seller financing, I'm not sure it will really fly as setting up convoluted business structures that do not carry on another business purpose other than to do seller financed transactions as the law, again, includes any method devised to circumvent the intent of the law.As to doing a transaction that is not covered, you may be able to pass a long term interest to a property through a Series LLC (Mo doesn't have this) or something like a HOA where people buy into an organization rather than taking specific title.

Over the last year I learned a lot about financing properties so that your credit does not take a hit and company structure as I purchased my MF unit.

Don't know any state laws that restrict fee structures that can be charged.

And the plug in in the front bathroom doesn't work and hasn't since I bought the house but wasn't aware until after.
