Lease option

I have a chance to write up an lease option to wholesale.. And I need advice on how to structure it. The details are.... It's a 2600 sf home worth 92k the owners owe 81k ( so there's some equity) if they sell they'll lose money...they live out of state and they want out! The mortgage is $750 per month but they can get $1200 per month for rent but it's empty. So they are paying out of pocket two mortgages...how should I present the deal to them
