This must be part of the process, lure them in with an overstated public fair market rent, make them wait extended periods of time for an inspection and offer and then low ball the offer in hopes they will accept it, because they can no longer wait to fill a vacancy.   

This realtor dropped the ball but then again so did you, always trust but verify work others are doing for you.  

The tenant is trying to control the situation and, quite frankly, it's your ball/your court - moratorium or not. 

You will learn a lot more, there's a pretty big learning curve and it's tough getting clients and then winning deals is a whole different ball game in today's market.

Like, if you've never shot a basketball, you don't need a coach to tell you how to get a ball in the hoop.

I would definitely focus on taking a breather and then figuring out what next action you can take (even if it's small) so that you can continue to move the ball forward, so that you don't get completely discouraged and give up.
