To answer your question of why building more affordable housing is not more appealing, simple math - per square foot delta of building high-end vs mid-range is perhaps only 15%, but the delta in GPR is much larger.

If you have a good relationship w/ a realtor I'd ask for recently sold comparables before spending money on an appraisal.

between $5-300 a foot, a square foot, a cubic foot, it doesn't really matter.

A buyer (at least in Washington) can state "pending inspection" on their bid, this allows an out.

Every time I have new investors wanting to purchase an investment property I advise them to go for the smaller square footage houses too.
