Alison Beach Foreclosures for a new investor. Good idea?

In general foreclosures can be a great strategy, but they have come under enough pressure in recent years (post 2017 or so, and really heating up after 2019) and this pressure has put the average discount that you buy a foreclosure home (via sheriff's sale is specifically what I'm discussing) below a reasonable threshold for the risk you take in my opinion.According to the book Zillow Talk, sheriff's sale properties sell at an average 7% discount compared to market value, which has compressed in more recent years.

Currently, I'm waiting on some coordination between the utility company for heat and getting the U&O from the township.As I seek to refinance the property, I'm thankful that housing prices have not dropped much if at all since acquiring the property earlier this year, though these interest rates are going to hurt a little bit on cash flow.

Another issue is my income because houses in Miami are expensive and the cheapest that I can find are single family homes instead of multi-units and require a mortgage of around $1,200-$2,000/ month ($200-000- 350,000) which is a lot to pay with the little income I make from my W-2 job but it's not impossible, however, in the eyes of a lender it will be seen as risky and insufficient income.
