It's a mixed use building with 2 commercial spaces on the bottom and 3 small apartments on top.

What we decided to do to comply with the city is to convert the home to a single family (removing one of the front doors), but keep the right side as a distinct space with a MIL suite with a small kitchenette and back entry.

Trying to focus on small multi families.  

Addressing the problems is like trying to put out small individual fires in a forest that is burning.

Some of the big guys like Wells Fargo or Bank of America might not have an appetite for a small loan.  

If you disagree with the landlord's return amount, you can take it to small claims court.

I have long been interested in real estate, specifically buy and hold SFH and small multi-family properties. 

Still very small but being in SF and working in tech I am able to manage everything remotely with very few headaches and be cash flow positive.
