Seems like a positive for the area.But it might be apples and orange, Net Migration coming in from Mexico (poor people) and the homes being bought by (well off) people who do not live there and are just using them (as second or third homes) to park their excess cash to keep up with inflation (or better) (???)

Also you need to look at language in the lease and see if it has CPI resets.Example could say sales above 10 million but then each year adjust for inflation so if next year was 3% now new number is 10,300,000 before they stat paying percentage rent.
