I currently am doing a 1300 sq ft 2 bed, 2 full bath, half gut with all new electric, new framing, mostly new drywall, move a structural wall with nice finishes for $80k.As for where to find cheap labor, Home Depot, Floor and Decor, and just searching google and calling. 

The entire building is brownstone brick, first floor looks as if it was painted over, however the second and third floor have been sandblasted.

Renovated bathroom, removing yellowed and leaking shower liner and replaced with tile. upgraded bathroom flooring from sheet vinyl to herringbone wood-look tile.

Rip off the front deck, add columns, siding, windows, roof, add driveway, refinish floors, rewire entire house, re plumb 90%, board/plaster/paint, Rent.

I do have a potential for a 1031 but nothing concrete, don't want to get in the situation to NEED to purchase something.  

New flooring from carpet to vinyl flooring that looks like hardwood.

Then from inside out - plumbing and electrical - and top down (flooring at the end).

I know some investors that have been adding bedrooms/bathrooms to houses, Opening floor space, doing short term rentals, etc.
