I turned the workout room into my bedroom which allowed me to rent out all 5 bedrooms.

I've 1031'd before, but very hard to make that work out in this environment, my current portfolio has really good cost basis, and I'd couldn't duplicate the returns with an exchange at this time. 

I just spoke with my realtor and it looks like the HOA fee wasn't properly recorded in the listing so it doesn't look like this particular place i'm looking at will work out. 

The way the numbers in the model work out, after selling the residential units, we should have little to no bank debt, thus leaving the corporation in sole ownership of the commercial floor. 

My execution: a) Figure out what I need to do to legally allow the daughter to sell the home before the mother's foreseen death. b) After solving step (a), work out a contract for the sale of the house after crunching numbers.

I listen to the BP Podcast every morning during my workout and absorbing as much ch information as I possibly can.

I've seen lots of speculation about the cost to build an ADU, with most conclusions that the numbers don't workout.

I would imagine there are some creative ideas you might be able to work out to make it work.  

Drew, in particular expanding on Joe's initial comment (as I was going to request more detail...).I suppose I wanted to be sure I wouldn't fall into a situation where my ability to conduct business is adversely impacted should a central contract not work out.

If the numbers work out and you can put the deal together why not.
