Investment Info:

Single-family residence buy & hold investment in Minneapolis.

I am currently house hacking at this property with a cashflow greater than $1000 a month.

What made you interested in investing in this type of deal?

I am building my equity along with having a cashflow greater than $1000 a month.

How did you find this deal and how did you negotiate it?

Looked for properties under 300K with 5+ bedrooms in the twin cities area.

How did you finance this deal?

FHA 3.5% Down

How did you add value to the deal?

I turned the workout room into my bedroom which allowed me to rent out all 5 bedrooms.

What was the outcome?

All of the bedrooms are currently rented and after all the bills are paid on the property my cash flow is still greater than $1000 a m month.

Lessons learned? Challenges?

Finding the right tenants is key.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I was my own Realtor in this transaction.
