I've picked up three homes in okay condition all for under 3500 so shoot for that range.

Three weeks ago, we closed on the sale of our first flip (in which we sold over $100k over the acquisition price), and we just won a bid for our first duplex two days ago.  

I think I'll keep doing this, probably twice yearly; though now we have 18 properties, so it'll take three days probably.

Its high rate, interest only, two or three year term, but the property would still generate a generous return compared to my smaller properties.

I will just assume NOI is correct, based off the $1.39MM loan, that would mean $80K in debt services ($6,665 x 12), leaving a $-31.2K cash flow a year, that makes no sense hahaNow we have cash flow for year three, we get a -6.7% cash on cash return, again makes no senseUsing year 3 sale price as an example ($2.48MM) and the 5% cap rate listed, this means annual NOI is $124KDebt service is $80K, leaving $44K in cash flow, can you confirm this?

My husband and I have signed off as buyers, but there are three seller signatures to obtain and one of the sellers lives out of town so it is taking a little while longer.

We have bee renting it for $1200 a month for three years. 

Over the past year I got three contracts that I had intended to assign and was unsuccessful in finding a buyer for the contract.  

During those three years we purchased the house next door via seller finance, and also another foreclosure.
